End of Tenancy Cleaning in Merchant City and City Centre.

Clean to the standard letting agents check at handover. Every job follows a room-by-room checklist, so the place is spotless when the inventory clerk walks in.

Moving out cleaning, end of tenancy cleaning, checkout cleaning: different names for the same job. This is the one letting agents mark against.

Merchant City and City Centre clean

Conversion flats, communal stairs, handover ready.

Conversion flats look easy and are not. A Category B listed warehouse gives you five metre ceilings, a run of oversized windows, exposed brick that cannot take a wet cloth and a factor who cares what the communal landing looks like. We clean the whole envelope, including the reachable height, the window reveals and the section of shared stair your lease puts on you, and we do it against the check-in inventory so nothing gets argued about later. Give us your handover date and the building access arrangement and we will do the rest.

In Merchant City and City Centre

Quick answer for Merchant City and City Centre: A Merchant City checkout is nearly always a flat inside a converted merchant building or warehouse in G1, with a factor, a shared entrance and communal areas in play. High ceilings, oversized windows, exposed brick and timber floors need the right method and the reach kit, and the shared stair or landing is often written into your lease. Your deposit sits in one of the three approved Scottish schemes, so the whole thing is decided on photographs against the check-in inventory.

Prices in Merchant City and City Centre: studio £155, 1-bed £189, 2-bed £229, 3-bed £269, 4-bed £309, 5+ bedrooms from £359, the same fixed ladder everywhere we clean. We cover all of Merchant City and City Centre including Ingram Street, Wilson Street, Candleriggs, Virginia Street.

Property types we clean in Merchant City and City Centre.

Three kinds of flat account for nearly every move we quote in the Merchant City and the surrounding city centre postcodes. First, the conversions: Georgian and Victorian merchant buildings on and around Ingram Street, Virginia Street and Wilson Street, carved into flats at some point in the last forty years. Second, the warehouse conversions, several of them Category B listed, where a single stone shell has become apartments with ceilings well above domestic height, exposed brickwork, big industrial windows and open plan living space. Third, the modern new build blocks on the fringes towards George Square and along the High Street edge, cheaper to rent, easier to clean, and with far less character to protect.

Every one of them shares one thing. You are a flat inside a bigger building, and that building has a factor. Factoring is the shared management and maintenance arrangement that covers the close, the stair, the lift, the bin store and the roof, and the cost of it is a live consideration in this market. Some conversion flats are actually advertised on the basis of having no factoring charges, which tells you how normal the charge is everywhere else. For a checkout, what matters is not the fee but the consequence: somebody is responsible for the communal areas, your lease usually gives you a share of them, and an inspection can pick up a filthy landing outside a spotless front door.

The conversion stock itself sets the work. Ceiling height means the reachable line is much higher than in a tenement flat, and a dusty ledge at three metres photographs perfectly well. Oversized windows mean deep reveals, wide cills and a lot of glass, all of it facing a busy street with city centre traffic film on the outside. Exposed brick and original stone cannot be washed down. Sanded timber floors, mezzanine stairs, open plan kitchens that sit in the living space rather than behind a door, and spiral or open tread staircases in the duplex units all take longer than their floor area suggests. In the new build blocks the picture flips: engineered floors, integrated appliances, a shower room with a fan and no window, a balcony door track, and a hallway carpet outside the door that belongs to the block.

      • Reach work: high ledges, window heads, deep reveals and the tops of tall doors, done rather than skipped
      • Exposed brick, stone and lime plaster cleaned dry, never soaked, so no water marks are left for the photographs
      • Sanded and sealed timber floors treated with the right product, not anything that dulls or strips the seal
      • Communal close, stair and landing sections tidied where the lease makes them yours

Common deposit issues in Merchant City and City Centre rentals.

In Scotland your deposit has to be lodged with one of three approved schemes, SafeDeposits Scotland, Letting Protection Service Scotland or mydeposits Scotland, within 30 working days of the tenancy beginning, and it cannot exceed two months rent. If the landlord or agent proposes a deduction you disagree with, the scheme's adjudicator settles it on written evidence. Nobody visits the flat. That is the single most useful thing to know about a G1 checkout, because it means the argument is won or lost on how the property photographs against the check-in report.

The deductions that recur here are conversion specific. Window glass and reveals, because the windows are the flat's best feature and the first thing a clerk shoots, and city centre air leaves a grey film on the outer face fast. The high ledges and the tops of exposed steelwork or beams in a warehouse unit. Grease in an open plan kitchen, where the hob sits in the living space and the extractor has to work harder, so the film spreads across a wider area than a closed kitchen ever would. The shower room extractor grille and the sealant line, in a room with no window. Timber floors that have been dulled by the wrong product across a tenancy. And the communal side of the front door, which tenants almost always forget and clerks almost always look at.

Glasgow's water supply comes from Loch Katrine and is very soft, so limescale is minor here compared with much of England. What soft water does instead is leave a light film that dries to a haze on chrome, glass and mirrors. In a flat that is largely windows, that matters more than usual. Everything glazed or chromed gets buffed dry rather than left to dry itself, because a hazed shower screen or a streaked window in an inventory photograph reads as unclean regardless of how much work went into the rest of the flat.

One more Merchant City specific. Many of these buildings mix long term tenancies with short stay lets, and that traffic runs through the same close, lift and bin store you share. It is not your responsibility, but it does mean communal areas look worse than they should on any given day. Photograph the close on the day you hand back, so a shared area problem does not get attached to your deposit.

      • Deposit lodged with SafeDeposits Scotland, Letting Protection Service Scotland or mydeposits Scotland within 30 working days, capped at two months rent
      • Glass inside and out where access allows, reveals and cills, then buffed dry so nothing hazes
      • Open plan kitchen grease taken across the wider spread it reaches, plus extractor filter lifted and degreased
      • Photograph the communal close and lift on handover day so shared area wear is not charged to you

Getting to your Merchant City and City Centre property.

High Street railway station sits on the eastern edge of the quarter and is the closest rail option for the Candleriggs and High Street end, roughly a three minute walk from the student cluster there. For the Subway, Merchant City is served by St Enoch and Buchanan Street, the only two stations that sit directly in the city centre. St Enoch is on the Inner Circle at the corner of St Enoch Square and Argyle Street, underneath the St Enoch Centre. Buchanan Street is the busiest station on the whole network, with 2.48 million passengers recorded in 2024. The two are about a two minute ride apart, or eight to ten minutes on foot from the Merchant City core.

That central position is the reason people rent here and the reason handover day needs planning. The streets in the historic core are narrow, several are cobbled, and loading is tightly controlled. Many buildings have no dedicated parking at all, and the ones that do usually have an underground bay with a height restriction that a removal van will not clear. If you have a loading bay booked, a lift key, a fob for the bin store or a concierge who needs notice, tell us when you book and we will work to it.

Access is the thing that most often costs time in G1. A factor managed building may require a code, a fob and a lift booking, and in some conversions the only way up is a single small lift shared with everybody else moving that weekend. We would rather know all of that in advance and arrive with the right arrangement than lose an hour on the pavement. Nothing about access changes the quote we have already given you.

The Merchant City and City Centre rental market we know.

Merchant City rents above the Glasgow average, which is what you would expect from a quarter where the stock is mostly character conversion and the location is the middle of the city. One bedroom flats here sit broadly in the £950 to £1,200 a month band and two bedrooms broadly in the £1,200 to £1,500 band, against a wider Glasgow one bedroom average reported at around £925. Treat those as market bands rather than fixed prices, because a listed warehouse conversion and a fringe new build are two very different products at two very different rents. Under the Scottish cap of two months rent, a two bedroom deposit here is commonly in the region of £2,400 to £3,000.

The tenant mix is genuinely split. On one side, professionals working in the centre who pay extra for the ceiling height and the five minute walk to the office. On the other, students, with the University of Strathclyde a five to seven minute walk away, City of Glasgow College around thirteen minutes and Glasgow Caledonian around sixteen. A 181 bed purpose built student block sits inside the catchment on the High Street side, all rooms en suite with shared kitchen and living space, and it anchors a cluster of student lets around it. Those two groups move on different rhythms, so this postcode has turnover somewhere in almost every month of the year.

The third factor is short stay letting. Merchant City carries a heavy concentration of short term let listings, and Glasgow City Council has required a licence for them since October 2022, with application fees running from £125 to £400 depending on property type and size. Licences for a whole flat are generally refused in conservation areas or in buildings with a shared entrance unless the owner lives on site, which describes a great many buildings in this quarter. One industry count put licensed listings at around 10 per cent of 2,028 short term let listings across Glasgow, so the regulated picture and the actual picture are not the same thing. A Visitor Levy Scheme on paid overnight stays is due to start on 25 January 2027. None of that is your problem as an outgoing tenant, but it explains why the building you live in feels busier than a residential street, and why communal areas take a beating.

On timing, a Private Residential Tenancy in Scotland is open ended and a tenant gives 28 days notice. In a postcode with this much year round movement, the good handover slots go quickly. Book the clean when you serve notice, not in the final week.

That's the 48-hour re-clean guarantee, included on every job. Every job also leaves with a timestamped photo record and an itemised receipt, the exact evidence deposit schemes ask for in a dispute.

About Merchant City and City Centre

Move-out cleaning across Merchant City and City Centre.

Merchant City is the historic quarter at the eastern end of Glasgow city centre, the block of cobbled streets running from Virginia Street and Ingram Street through Wilson Street and Candleriggs out to High Street and the Cathedral end of town. It was built as a trading and warehousing district and it still reads that way, with Georgian and Victorian merchant buildings converted into flats, Category B listed stone warehouses turned into apartments with high ceilings and oversized windows, and modern new build blocks filling the fringes towards George Square. Almost everything here is a flat inside a larger building, which means a factor, a shared entrance and communal areas that belong to everybody and to nobody. Tenants split roughly into two groups: professionals who pay a premium for a character conversion and a walk to work, and students at the University of Strathclyde and City of Glasgow College, both a few minutes away on foot. Whether you are leaving a one bedroom conversion off Candleriggs or a new build on the High Street side, we clean it to the standard a G1 checkout inspection is looking for.

We plan a Merchant City clean around the building as much as the flat. Conversions come with height, so we bring the reach kit for window reveals, ledges and the tops of tall doors instead of leaving a line nobody can get to. Original stone, exposed brick and lime plaster get a dry method, never a soaking, because water marks masonry and the marks stay visible in photographs. Sanded and sealed timber floors, common in the warehouse stock, get the correct product rather than anything that will strip the finish. In the newer blocks on the fringes we cover integrated appliance seals, balcony door tracks, video entry handsets and the run of hallway carpet outside your own door. And because most buildings here are factor managed, we tidy what we bring through the close, keep the lift clean, and leave the communal landing better than we found it.

We're a mobile service. We turn up at your Merchant City and City Centre property fully equipped, with nothing for you to provide except access.
