We are not the cheapest number you will find in this city, and we would rather say so than pretend otherwise. Cornice, ceiling roses, picture rails, panelled doors, bay window recesses, tiled vestibules and stripped timber floors all take time, and all of them photograph badly when they are skipped. Flats in Hillhead, Kelvinbridge and Partick carry most of these as standard.
Windows
Sash and case windows are the single biggest time difference between a Glasgow tenement and a modern flat. Doing them properly means moving the sashes so the runners, cords and staff beads get cleaned, then the reveals, then both faces of the glass. Is the oven inside the headline price?
Quick answer: The base clean covers the outside of the oven, the hob, the extractor face and the handles. The inside of the cavity, the racks, the door glass between both panes and the door seal is a £55 add-on. SafeDeposits Scotland, one of the three approved Scottish deposit schemes, names cleaning as the most common single reason deposits get disputed, and inside the oven is where cleaning disputes usually start.
If your oven was properly done in the last two or three months and has been treated gently since, the base clean is enough. If it has been used hard for a year in a Dennistoun tenement kitchen with a gas hob, add the £55 and stop thinking about it. The maths is simple: £55 spent is smaller than any realistic re-clean charge coming back out of your deposit.
Do carpets add to the bill?
Quick answer: Vacuuming is in every clean at no extra cost. Shampooing or steam extraction is an add-on from £35 per room, and you only need it if your tenancy agreement asks for it, if the check-in inventory recorded the carpets as freshly cleaned, or if there are marks beyond fair wear and tear.
Read the agreement before you spend the money. Plenty of Glasgow tenement flats have stripped and sealed boards rather than carpet, in which case the question does not arise and the floor work is a different method entirely: dry pick up first, then a barely damp mop, because standing water is what ruins an original board and the mark stays visible in photographs.
Where carpet does exist, it tends to be bedrooms and the stair in a conversion. Two bedrooms shampooed adds £70. A hall run adds £25.
Why does a checkout clean cost more than a regular clean?

A checkout clean is measured against a document. It is judged room by room against the check-in inventory by someone who does this professionally and photographs the exceptions. That means:

- Every window runner vacuumed then wiped, sashes moved
- Every skirting, frame, switch, socket and door face in the property

- Floors taken to the edges rather than the middle
- A final walk against the inventory before we hand it back
That is three to nine hours of work depending on the property, against two for a maintenance clean. The price gap is the time gap.

Most Glasgow bookings are the middle row with the oven added, which is £284. If the flat has stripped boards rather than carpet, which a great many tenements do, the third column never applies and you stay at £284.
Will we charge extra for parking, a top floor, or a heavy job?

Parking. Much of the West End and the Southside is permit controlled, and the Merchant City and city centre is paid parking almost everywhere. We ask about it at quote stage and fold it into the fixed number. There is no £10 surprise on the invoice.
Top floor closes. Three flights of stone stairs with a hoover and a kit box is part of the job in this city. No surcharge, ever. Heavy condition. If a property is materially worse than the description we quoted against, we ring you before starting and agree the adjustment. You can say no. What we will not do is start work, finish, and then present a bigger number.

Communal close cleaning is worth a word. In a factor managed building the close is usually the factor's responsibility rather than yours, and paying to have it done is money you did not need to spend. Check your lease before you add it.
What about landlords and letting agents?
